Co-Listings

Co-listing allows multiple agents to be associated with the same property listing. This is common when agents from the same or different agencies collaborate on a sale or when a property is listed with multiple agents.

How Co-Listing Works

Every property listing has a primary agent — the agent who created the listing or was designated as the lead. Additional agents can be added as co-listing agents (secondary agents) through the co-listing request process.


Requesting Co-Listing Access

Duplicate Detection

When creating a new listing, ListHouze automatically checks for existing listings at the same address. If a matching property is found, a Duplicate Property Modal appears offering the option to request co-listing access instead of creating a duplicate.

The duplicate check compares street address, suburb, and postcode. The results include details about the existing listing: primary agent name and photo, agency/brand name, listing status, number of agents already on the listing, and whether a co-listing request can be made.

Sending a Request

  1. Navigate to Co-Listing Requests in the agent portal sidebar, or encounter the duplicate modal during listing creation.
  2. From the Request Co-Listing Dialog, search for a property by address, suburb, or headline.
  3. Select a property and write an optional message explaining why you should be added.
  4. Click Send Request.

Request Statuses

Auto-Approval

In some cases, co-listing requests may be auto-approved (e.g., when agents are from the same agency).


Managing Incoming Requests

Primary agents receive co-listing requests and can manage them from the Co-Listing Requests page or the dashboard panel.

Viewing Requests

Incoming requests show the requesting agent's name, photo, and email, the property they want to co-list on, the request message (if provided), and the request date. A badge on the sidebar navigation shows the count of pending requests (refreshed every 30 seconds).

Approving a Request

  1. Review the incoming request.
  2. Optionally add a response message.
  3. Click Approve.

Approval creates a link between the requesting agent and the property with is_primary: false and creates a default permissions record.

Rejecting a Request

  1. Review the incoming request.
  2. Optionally add a response message explaining the rejection.
  3. Click Reject.

Co-Listing Permissions

When a co-listing request is approved, the primary agent can configure granular permissions for the co-listing agent.

Updating Permissions

  1. Navigate to the co-listing management section.
  2. Find the co-listed agent and click Manage Permissions.
  3. Toggle individual permissions on or off.
  4. Click Save to apply changes.

Co-Lister Experience

Dashboard View

Co-listed properties appear in the co-listing agent's My Listings dashboard alongside their own properties. Each co-listed property is marked with a Co-Lister badge.

If a co-listing agent does not have edit permission, the Edit button is hidden and replaced with a View button.

Removing a Co-Lister

The primary agent can remove a co-listing agent at any time:

  1. Navigate to the co-listing management section for the property.
  2. Click Remove next to the co-listing agent.
  3. Confirm the removal.

The removed agent will no longer see the property in their listings dashboard.
