Creating a Listing

Publishing a property listing on ListHouze is a streamlined process designed to get your property in front of buyers as quickly as possible while ensuring every detail is accurate and complete. The listing creation wizard guides you through seven steps: choosing a property type, entering property details, writing a description, uploading photos, adding a virtual tour, setting pricing and open house dates, and previewing before you publish.

This guide walks through each step in detail, explains every field and its requirements, and shows you how to use the AI Writing Assistant to generate compelling property descriptions automatically. By the end, your listing will be live on ListHouze and syndicating to your connected MLS.

Before You Begin

Make sure you have the following ready before starting the listing creation process:

  • Property address — The full street address of the property you are listing.
  • Property details — Bedrooms, bathrooms, square footage, lot size, year built, and other attributes.
  • Photos — A minimum of 10 high-resolution images. ListHouze accepts JPG and PNG formats, minimum resolution of 1024x768 pixels, and a maximum file size of 10 MB per image. You can upload up to 50 photos per listing.
  • Listing price — The asking price or price range you plan to advertise.
  • Your MLS connection — If you want the listing to syndicate to your MLS, make sure your MLS account is connected under Settings > Integrations > MLS. See the Quick Start for Agents for MLS setup instructions.

Required Fields

Fields marked with a red asterisk (*) in the listing wizard are required and must be completed before you can publish. These include property type, address, at least one photo, listing price, and your contact information. Attempting to publish without completing these fields will display a validation error at the top of the page listing which fields need attention.

Step-by-Step Listing Creation

    Choose Property Type

    Click Listings in the left sidebar navigation, then click the + New Listing button in the upper-right corner of the Listings page. The first screen of the listing wizard presents a set of property type cards. Select the type that matches your property:

    • Single Family — Detached single-family residences, including houses, bungalows, and ranch-style homes.
    • Condo / Townhome — Condominiums, townhouses, and attached units within a larger development or HOA.
    • Multi-Family — Duplexes, triplexes, fourplexes, and apartment buildings with two or more units.
    • Land / Lot — Vacant land, undeveloped lots, and acreage for residential, commercial, or agricultural use.
    • Commercial — Office space, retail storefronts, warehouses, industrial buildings, and mixed-use properties.

    Your selection determines which detail fields appear in the next step. For example, selecting Multi-Family adds fields for number of units, unit mix, and rental income. Selecting Land/Lot removes interior fields like bedrooms and bathrooms and adds fields for zoning, topography, and utilities availability.

    Click your selection to proceed to the next step. You can change the property type later by clicking the Back button, but note that switching types may clear some fields that do not apply to the new type.

    Enter Property Details

    The property details form is the most comprehensive step in the wizard. It is divided into several sections, each containing related fields. Take your time to fill in every applicable field — the more detail you provide, the more discoverable your listing will be in search results and the more useful it will be to prospective buyers.

    Address & Location

    Begin by typing the property address into the Street Address field. ListHouze uses Google Places auto-complete, so start typing and select the correct match from the dropdown suggestions. Once selected, the City, State, ZIP Code, and County fields are populated automatically. Verify that the auto-filled values are correct and make manual adjustments if needed. You can also drop a pin on the embedded map to fine-tune the property's geographic coordinates, which affects how the listing appears in map-based search results.

    Property Attributes

    Fill in the core property attributes based on your property type. For residential properties, these include:

    Features & Amenities

    Below the core attributes, you will find a checklist of common features and amenities. Check all that apply to the property: central air conditioning, hardwood floors, granite countertops, stainless steel appliances, swimming pool, fireplace, smart home features, EV charging, solar panels, and dozens more. These checkboxes are indexed for search, so selecting them increases the chances of your listing appearing when buyers filter by specific amenities.

    You can also add custom features that are not in the standard checklist by typing them into the Additional Features text field, separated by commas.

    Write the Property Description

    The description is your opportunity to tell the property's story. A well-written description highlights the most compelling features, paints a picture of the lifestyle the property offers, and motivates buyers to schedule a showing. ListHouze provides two ways to create your description: write it manually or use the AI Writing Assistant to generate one automatically.

    Writing Manually

    The description text field supports up to 5,000 characters. Write in complete sentences and organize your description into logical paragraphs. Start with a strong opening line that captures the property's most distinctive attribute — a panoramic view, a recent renovation, a coveted school district. Follow with details about the interior layout, notable upgrades, outdoor spaces, and neighborhood highlights. Close with a call to action inviting buyers to schedule a tour.

    Using the AI Writing Assistant

    Click the Generate with AI button to the right of the description field to open the AI Writing Assistant panel. The assistant uses the property details, features, and photos you have already entered to generate a tailored description. Before generating, select a tone from the dropdown:

    • Professional — Balanced, informative language suitable for most residential listings.
    • Conversational — Warm, approachable tone that makes the property feel like home.
    • Luxury — Elevated vocabulary emphasizing premium finishes, exclusivity, and sophistication.
    • Investment — Data-driven language highlighting financial metrics, rental potential, and ROI.

    Click Generate and the AI will produce a description in approximately three seconds. The output appears in the description field where you can edit it freely — add personal touches, correct any details, or adjust the tone to your liking. You can regenerate as many times as you want, and each generation produces a unique variation.

    AI Description Generator Tip

    For the best AI-generated descriptions, fill in as many property details and check as many amenity boxes as possible before clicking Generate. The more data the AI has to work with, the more specific and compelling the output will be. Uploading photos before generating also helps, as the AI can reference visual elements like open floor plans, natural light, and landscaping.

    The AI Writing Assistant also supports Spanish and French. Select your preferred language from the Language dropdown before generating. This is especially useful for agents serving bilingual markets who want to publish dual-language listings.

    Upload Photos

    High-quality photos are the single most important factor in listing engagement. Listings with 20 or more photos receive three times more inquiries than listings with the minimum ten. ListHouze makes photo uploading fast and flexible.

    Click the Upload Photos area or drag and drop files directly from your file browser. You can select multiple files at once. ListHouze accepts the following formats and specifications:

    • Formats: JPG, PNG
    • Minimum resolution: 1024 x 768 pixels
    • Maximum file size: 10 MB per image
    • Minimum photos: 10
    • Maximum photos: 50

    As photos upload, you will see progress bars and thumbnail previews for each file. ListHouze automatically optimizes images for web delivery while preserving full resolution for zoom functionality. Photos that do not meet the minimum resolution requirement will be flagged with a warning icon and cannot be included in the published listing.

    After uploading, arrange your photos in the order you want them displayed by dragging thumbnails. The first photo in the sequence becomes the cover photo — this is the image buyers see in search results, social media posts, and email alerts. Choose your most impactful exterior or interior shot as the cover photo.

    For each photo, you can add an optional caption by clicking the text icon on the thumbnail. Captions appear below photos in the gallery view and help buyers understand what they are looking at, especially for detail shots of finishes, fixtures, or views.

    Add a Virtual Tour

    Virtual tours significantly increase buyer engagement and are especially valuable for out-of-area buyers who cannot visit in person. If you have a virtual tour hosted on Matterport, Zillow 3D Home, iGuide, or any platform that provides an embeddable URL, you can add it to your listing in this step.

    Paste the virtual tour URL into the Virtual Tour URL field. ListHouze validates the URL format and displays an embedded preview so you can confirm it loads correctly. Supported formats include direct iframe embed URLs and standard page URLs from supported providers. If your URL is valid, you will see the virtual tour rendered in a preview panel below the input field.

    The virtual tour appears on your listing page as an interactive embed between the photo gallery and the property details section. Buyers can explore the property in 3D without leaving ListHouze. If you do not have a virtual tour, simply skip this step — it is not required for publication.

    You can also add a video tour URL from YouTube or Vimeo in the separate Video URL field. This embeds a standard video player on your listing page, which is useful for agent-narrated walkthrough videos or drone footage.

    Set Pricing and Open House Schedule

    On the pricing screen, enter the Listing Price in the currency field. You can enter a precise amount or a price range for listings where the seller prefers a range-based strategy. Select the Listing Status from the dropdown: Active, Coming Soon, or Auction. If you select Coming Soon, you can set a Go Live Date when the listing will automatically transition to Active status.

    Below the pricing fields, the Open House section lets you schedule one or more open house events. Click + Add Open House and enter the date, start time, end time, and any special instructions (e.g., "Enter through side gate" or "Street parking only"). Open house events are displayed on your listing page, included in MLS syndication data, and can be automatically posted to your connected social media platforms if you have auto-posting enabled.

    You can schedule up to ten open house events per listing. Each event appears on the Upcoming Events calendar on your dashboard and sends automated reminders to buyers who have saved the listing as a favorite.

    Preview and Publish

    The final step shows a full preview of your listing exactly as it will appear to buyers on ListHouze. Review every section carefully: the cover photo, the photo gallery, the property description, the details table, the map, the virtual tour embed, pricing, open house schedule, and your agent contact card.

    If you need to make changes, click the Edit button next to any section to jump back to that step in the wizard. All your data is preserved as you navigate between steps.

    When you are satisfied with the preview, click the Publish button at the bottom of the page. You will see a confirmation dialog summarizing what happens next:

    • Your listing goes live on ListHouze immediately.
    • MLS syndication begins within five minutes (if your MLS is connected).
    • Auto-posts are generated for connected social media platforms (if auto-posting is enabled).
    • Buyers who have saved searches matching your listing criteria receive email and push notifications.

    Click Confirm to publish. You will be redirected to the listing detail page where you can see your live listing and track its performance.

Frequently Asked Questions

Can I save a listing as a draft and finish it later?

Yes. At any point during the listing creation process, click the Save Draft button in the upper-right corner of the wizard. Your draft is saved with all data entered so far and appears in your Listings dashboard under the Drafts tab. Click on any draft to resume editing from where you left off. Drafts are not visible to buyers and are not syndicated to your MLS until you publish them.

How long does MLS syndication take after publishing?

In most cases, your listing data is transmitted to your MLS within five minutes of clicking Publish. However, the time it takes for the listing to appear in MLS search results depends on your board's processing schedule. Some boards update their public-facing search in real time, while others batch updates on 15-minute or hourly intervals. If your listing does not appear in MLS search after one hour, check the Syndication Status panel on the listing detail page for error messages and contact your MLS board if needed.

Can I edit a listing after it has been published?

Absolutely. Navigate to Listings in the sidebar, find the listing you want to modify, and click Edit. You can change any field — price, description, photos, status, open house schedule — and click Update to save your changes. Updates are automatically synced to your MLS and reflected on your ListHouze listing page within minutes. If you have auto-posting enabled for status changes (e.g., price reductions), a new social media post will be generated when you update the price.
